By a stroke of luck (and perhaps a splash of good old common sense), the fine folks at Primus Senior Living have decided to roll out the red carpet for Calcutta’s seasoned citizens. If you’ve got a fondness for fish curry, Rabindrasangeet, and a good moan about how things were better in the ’60s, then congratulations—your retirement might just have found a posh postcode.
The Bangalore-based elder-care outfit, helmed by Adarsh Narahari, isn’t faffing about. They’re partnering with three of Calcutta’s heavy-hitter builders—Srijan Realty, Merlin Group, and Primarc—to launch not one, not two, but a quartet of retirement living projects. That’s right: a new project every quarter, like clockwork, starting… tomorrow. By March 2026, they’ll have offered up a staggering 1,000 apartments tailored for the over-55s who still know how to have a jolly good time (albeit with a slightly earlier bedtime).
“Calcutta’s a big market,” Narahari told the press, “and the older generation love the city too much to leg it elsewhere.” Translation: why flee to the hills when you can age gracefully by the Ganges, with dhokar dalna and decent broadband?
But let’s be clear—Primus isn’t just flogging flats. No sir. Narahari insists it’s a “lifestyle solution to age slower”. With services powered by their platform ‘Marzi’, promoting “active ageing” (think yoga with your mates and group outings to South City Mall), this is not your grandmother’s retirement home. Unless your grandmother is rather hip.
Now, for those of you muttering, “All very well, but who’s footing the bill?”—Primus recently raised a tidy $20 million from a mix of backers, including General Catalyst and Zerodha co-founder Nitin Kamath. They plan to chuck in ₹1500 crore into their real estate ventures, funded through a classic cocktail of equity, debt, and a dash of internal earnings. No funny business, just good old financial footwork.
And they’re not putting all their eggs in one Calcutta-shaped basket. Oh no—Primus has eyes on Mumbai, Pune, Hyderabad, and Chennai too. In Bangalore alone, they’re already running 500 homes like a well-oiled machine, and they’ve got another 4,500 in the works across the country.
In Calcutta, you’ll spot their name at Royal Ganges, Batanagar (alongside Srijan) with a 140-home cluster, and a 350-home set-up within Merlin Rise. Rather than going solo, Primus prefers to co-develop within larger complexes—safety in numbers, one assumes, plus access to bigger swimming pools.
And lest anyone thinks they’re just skimming the cream, Primus takes a minority stake in each project. That’s enough skin in the game to ensure the walls aren’t wonky and the lifts don’t give up halfway. Plus, it secures them the exclusive rights to run the services: everything from housekeeping and maintenance to medical support and concierge (read: someone to help when TV remote is not working).
As for the food, well, it’s à la carte—literally. Meals are optional but lovingly curated. A bit like choosing whether to go to the club or stay in with the crossword.
